Peabody Lofts: 204-Unit Mixed-Use Development Proposed for Walkerville

Another significant residential development is being proposed for one of Windsor’s most recognizable neighbourhoods.

Plans for Peabody Lofts at 1880 Assumption Street call for a mixed-use building with 19 storeys plus a penthouse, 204 individually owned residential units and commercial space along Assumption Street. The property is located on the north side of Assumption Street between Chilver Road and Devonshire Road in Walkerville.

If developed as proposed, the project would introduce hundreds of new residents within walking distance of many of Walkerville’s shops, restaurants and services.

What Is Being Proposed at Peabody Lofts?

The current development plans include:

  • 204 individually owned residential units
  • 19 storeys plus a penthouse
  • Approximately 478 square metres of commercial and retail space
  • Commercial space fronting Assumption Street over two levels
  • 285 parking spaces
  • Eight accessible parking spaces
  • Nine visitor parking spaces
  • 15 bicycle parking spaces
  • A three-level parking garage
  • One loading space

Parking garage access is proposed from Assumption Street, while the rear alley would provide access for loading and waste collection.

The project remains subject to the City of Windsor’s Site Plan Control process.

Why Walkerville?

Walkerville has become one of Windsor’s most recognizable urban neighbourhoods. Its combination of historic homes, restaurants, independent businesses, established streets and proximity to downtown has made it attractive to residents, businesses and developers.

What the neighbourhood has historically had less of is significant new high-density residential construction. That makes a project such as Peabody Lofts particularly interesting. Adding 204 residential units on a single property creates substantially more density than traditional low-rise development while adding housing within an established area of Windsor.

What More Residential Density Could Mean for Local Businesses

From a commercial real estate perspective, one of the most interesting parts of residential density is what happens at street level. More residents within walking distance means more potential customers for nearby restaurants, coffee shops, retailers, fitness businesses and professional services. That is particularly relevant in Walkerville, where much of the neighbourhood’s commercial appeal comes from its concentration of independent businesses and walkable destinations.

Two hundred additional households would not transform the entire neighbourhood overnight, but they could meaningfully expand the local customer base. The commercial component proposed within Peabody Lofts would also add additional business space directly into the project.

Windsor Is Seeing More Infill Development

For much of Windsor’s history, growth meant expanding outward. That remains an important part of the regional housing market, but redevelopment within existing neighbourhoods is becoming increasingly relevant.

Projects such as Peabody Lofts represent a different growth model. Instead of creating another subdivision at the edge of the city, developers add housing in areas where roads, businesses and municipal services are already established.

That approach has advantages, but it also comes with tradeoffs. Building height, traffic, parking, neighbourhood character and the relationship between new developments and existing properties all need to be considered.

Why This Project Is Worth Watching

One development does not redefine an entire neighbourhood. But 204 new condominium units would represent a meaningful addition to Walkerville’s housing stock. It could bring more residents within walking distance of the neighbourhood’s commercial areas, add new retail space and provide an indication of demand for larger-scale condominium development in this part of Windsor.

That last point may be particularly important from a real estate perspective. Development often influences future development.When a project demonstrates that a certain type of housing or density can work in a neighbourhood, other property owners and developers pay attention.

That makes Peabody Lofts worth watching well beyond the boundaries of 1880 Assumption Street.

A Bigger Story for Walkerville

Walkerville’s popularity has traditionally been closely tied to its history, architecture, established residential streets and independent business community. New residential density adds another layer to that story. The challenge will be accommodating growth while maintaining the characteristics that make the neighbourhood desirable in the first place.

Peabody Lofts is still in the planning stages, but if the project proceeds, it could become one of the more notable examples of large-scale infill development in Walkerville.
