What We Know So Far
Berkshire Care Centre wants to build a new four-storey, 224-bed facility on Hanna Street to replace its current, aging building. The project isn’t approved yet. The rezoning application still needs to go before the Development and Heritage Committee and then City Council, with construction potentially beginning next year.
The Case For and Against
Supporters point to some clear advantages with the new location. It’s on a bus route, it’s close to existing medical services, and it would provide more parking for families and visitors.
Nearby residents, however, have raised concerns about parking, noise and density. Those concerns will likely be part of the conversation as the application moves through Committee and Council.
Why This Matters
This is the part I find most interesting as a real estate professional in Windsor-Essex.
Long-term care is essential infrastructure, and an older facility moving into a modern, purpose-built home is a big change for residents, families and staff. Projects like this also show how hard it can be to find the right site. A location needs transit, nearby services and enough land, and it still has to fit in with the surrounding neighbourhood.
It’s also worth watching what happens to the current site at University Avenue West and Dougall Avenue if Berkshire relocates. A large property becoming available can open up new opportunities in that part of the city.
What Happens Next
The rezoning application goes to the Development and Heritage Committee and then City Council. If it’s approved, construction could potentially begin next year. We’ll share updates as it moves through the process.
