Auburn Developments is officially eyeing 825 Riverside Drive West (the old CBC building) for a massive residential development that would bring 1,602 new rental units to the city. That’s not a typo—over sixteen hundred units across five high-rise towers, ranging from 17 to 25 storeys.
And yes, that would completely reshape Windsor’s waterfront.
What’s Being Proposed?
Here’s a quick breakdown of what Auburn is bringing to the table:
- Location: 825 Riverside Drive W. (current CBC Windsor site)

- Townhouses: 44 rental units in a townhouse block
- Parking: 1,700+ spots (underground and above-ground)
- Possible Commercial Space: Locals are asking for shops, cafes, and a grocery store at street level
What Locals Are Saying
At a recent open house, most residents were on board—citing the need for growth, new housing options, and more life downtown. One local put it perfectly:
“I’m not worried about the parking. I want people here. It brings restaurants. It just brings people downtown.”
But there are also valid concerns: Will the historic CBC building be lost forever? Will traffic increase? Can the city handle this kind of density?
Auburn Developments says they’re listening and plan to take this feedback back to their design team before submitting final plans.
