The Mid-Year Market Check Windsor Buyers & Sellers Need

What the Numbers Are Telling Us This Summer
June brought a few shifts to the Windsor-Essex market. Some expected, others worth watching closely.
- Sales were down 10.7 percent compared to June 2024, continuing a softening trend.
- Average sale price ticked up to $582,131, a modest 2.97 percent increase year-over-year.
- Listings climbed 11.9 percent over last year, pushing months of inventory to 4.6. We’re now in balanced market territory.
- The median sale price also increased to $545,000, showing continued price stability despite fewer sales.
- Total sales volume for the month came in at just over $303 million, slightly down from last year.
One key takeaway: good listings are still moving. Overpriced homes are sitting. Cancellations and relists are also skewing the data a bit, so the raw numbers don’t tell the full story. With more choice for buyers and growing pressure on sellers, the second half of 2025 is shaping up to be all about strategy.
