UWindsor Plans the “Swiss Army Knife” of Student Housing

The University of Windsor is taking a major step forward in student housing by redeveloping Residence West, a dorm originally built in 1969 and shut down in 2020. What’s being designed now is very different from the traditional dorm experience many people remember.
Why the Change?
Residence West closed because it no longer fit the needs of today’s students. The old model of small dorm rooms and shared bathrooms just isn’t in demand anymore. Instead, students want more privacy, flexibility, and space — especially those coming back for graduate or professional programs.
Charlie Simpkins, Director of Strategic Initiatives and Business Enterprise at UWindsor, explained it clearly: “There isn’t demand for traditional dorms anymore. What students need are living options that fit their lifestyle — whether that’s privacy, space, or even family housing.”
What’s Coming
The new Residence West will expand from 185 beds to 200 beds, with three, four, and five-bedroom suites. The design will accommodate graduate students, law students, nursing students, and even students who have families.
Tilbury Properties, led by UWindsor alumni, has been chosen to take on the project. Instead of starting from scratch, they’re gutting the interior of the existing building while keeping the structure intact. That approach saves money, shortens the construction timeline, and allows them to focus on creating efficient, modern layouts.
Construction is expected to start in early 2026, with the building scheduled to open to students by fall 2027.
Why This Matters for Windsor
This redevelopment isn’t just about housing — it’s about positioning Windsor as a city that supports student success. As enrollment grows and programs expand, housing that adapts to real student needs will be a major factor in attracting and retaining talent in our region.
