Windsor Stadium Site Sold: What This Means for Development Near Jackson Park
Posted on March 20th 2026 by Lalovich
The former Windsor Stadium site beside Jackson Park has officially been sold to a private developer.
The City of Windsor submitted a bid for the property but was not the highest bidder, meaning one of the more prominent development sites in the city is now moving forward under private ownership.
This is a meaningful piece of land. The property spans over four acres directly behind Kennedy Collegiate and sits immediately adjacent to Jackson Park. Opportunities of this size and location do not come up often in Windsor, especially this close to the core.
Because of that, there is naturally going to be a lot of discussion about what should be built here, and that conversation matters.
Why This Site Is So Important
From a real estate and planning perspective, this site checks a lot of boxes.
It is centrally located, surrounded by established neighbourhoods, and directly next to one of Windsor’s most recognized public spaces. That combination creates flexibility in terms of what the land can support.
Large, well-located parcels like this tend to shape their surrounding areas for years. What gets built here will not just impact this block, it will influence how this part of the city evolves over time.
A Missed Opportunity or Just a Different Outcome?
There will be some debate around the fact that the city did not secure the property. The city had expressed interest in acquiring the land, potentially to expand or better connect with Jackson Park. Instead, the site will now be developed privately.
That is not necessarily a negative outcome, but it does shift the direction. Private development often moves faster and can bring much needed housing supply. At the same time, it introduces different priorities compared to public ownership.
The key question now is not who owns the land, but how it gets developed.
What Should Be Built Here?
This is where opinions will vary. From our perspective, this site is well-suited for a mixed-use approach.
A project that combines residential units with some ground floor commercial space could create a more active streetscape while adding density in a location that can support it. With Jackson Park next door, there is also an opportunity to design something that complements the green space rather than competes with it.
Done right, this type of development can bring more people into the area, support nearby businesses, and create a stronger connection between the neighbourhood and the park.
Execution Will Matter
The concept is one thing, execution is everything. Mixed-use developments work when they are designed thoughtfully, scaled appropriately, and integrated into their surroundings. If those pieces are off, even a strong location can turn into a missed opportunity.
At this stage, there are no confirmed details on what the successful developer plans to build. Those will likely come as the project moves through the planning and approval process.
Final Thoughts
One of the more significant redevelopment sites in Windsor has now changed hands. What ultimately gets built here will play a role in shaping this part of the city for years to come. There is real potential here if it is approached the right way.
Curious what you think would make the most sense for this site.
- More housing?
- Expanded park space connected to Jackson Park?
- A mixed-use development?
